How much does a land/home package cost in 2020? In short, the amount will vary depending on location, size of the property, and the model of the home. All of which are essential variables in the calculation. We can, however, make a few general assumptions to calculate an average price.
We will make the following assumptions:
1) You are looking for a single-family three-bedroom, two-bathroom double wide.
2) We will not factor in permit costs as they can fluctuate significantly across the United States.
3) We will assume the home is going into a rural area on the outskirts of a major city (and zoned for manufactured housing).
With those points in mind, let’s get some numbers together!
HOME: $85,000 plus $5,000 in optional upgrades
This year, the average price for a three-bedroom, two-bathroom double wide will range from $75,000 to $85,000 (this is a base price estimate, not taking into consideration any upgrades or delivery charges.) For the sake of this example, let’s choose a home on the higher end of the spectrum and give it a few upgrades. Upgrades can be full sheetrock finishing, barn doors, glamour bathrooms with tile showers, Hardi board siding, a metal roof, and many other options. We will assume that you opted for an extra $5,000 in upgrades.
Land: $25,000
Land prices will vary greatly depending on location and size. An acre that is not improved or cleared will generally cost around $25,000. Note that it is possible and often preferred to find a piece of property with utilities; however, the price will be higher. Take the land preparation costs into account when making your decision!
Site Preparation: $22,000
We are going to make more assumptions here. First, we will assume that the land is level and that only minor clearing will be needed. Next, we will assume that the percolation test results are favorable for a standard septic system. We will also presume that city water is available at the location. Finally, we will omit any permitting fees. The land clearing, pad, perimeter skirting, two sets of steps, standard septic system installation, hook-up to city water, and electrical connections will run about $22,000.
Delivery and Set-up: $6,000
The price for delivery, set-up, blocking, leveling, and tying down a double wide is around $6,000. Pricing will vary depending on location and manufacturer.
A/C Unit and Installation: $3000
Some retailers include the price of the A/C in their home base price. For this example, we will assume that it is extra. A typical 3.5-ton air conditioning unit will cost around $3,000 fully installed.
Land Home Package Cost: $146,000
A basic land home package will run roughly $146,000 in 2020. Keep in mind that these figures do not include finance charges associated with your bank of choice.
